Hong Kong-Shenzhen Innovation and Technology Park Limited (“HSITP”, a wholly owned subsidiary of the Hong Kong Science & Technology Parks Corporation, is engaged in the planning, building, management, operation and maintenance of the Hong Kong-Shenzhen Innovation & Technology Park at the Lok Ma Chau Loop (“the Loop”).

With a site area of 87 hectares, the Loop will be a hub for vigorous technology R&D and collaboration among top-notch international R&D institutions, technology enterprises and talent. The Loop will provide necessary infrastructure, facilities and service support for the innovation and technology (I&T) community; with associated higher education, cultural and creative and other complementary facilities.

Senior Manager, Facilities Management

Position Summary
The Senior Manager, Facilities Management (Hard Services) will support the Associate Director, Facilities Management in planning, managing, and enhancing Hard FM services to ensure a safe, reliable, and well‑maintained built environments for all users. The incumbent is responsible for ensuring that all premises and building systems are functionally suitable, safe, operationally efficient, and cost‑effective. He/she will lead an outsourced technical operations team and drive continuous improvement across all Hard FM services.

Responsibilities:

Technical & Maintenance Management

  • Work closely with project teams to review design, building materials, building services systems, and E&M installations from a maintenance and lifecycle perspective

  • Formulate, implement, and continuously enhance preventive and corrective maintenance programmes to ensure building systems are reliable and business operations are not disrupted

  • Oversee and optimize the performance of technical systems, ensuring compliance with relevant codes, regulations, and internal standards

Budgeting & Capital Planning

  • Prepare annual operating budgets, capital works plans, lifecycle replacement schedules, and long‑term asset management proposals

  • Monitor expenditure and ensure all costs are effectively controlled within approved budgets

Technical Operations, Standards & Manpower

  • Oversee technical service standards, manpower deployment, work procedures, and performance benchmarks to ensure efficient service delivery

  • Lead manpower planning, re‑engineering, and continuous improvement initiatives to enhance operational efficiency

Tenant Fit‑Out & Compliance

  • Manage the entire tenant fit‑out process, including technical review, approval, site monitoring, and handover

  • Ensure all works, permits, licences, and installations fully comply with statutory regulations, codes of practice, and internal guidelines

Procurement & Contract Management

  • Lead the procurement and tendering process for all facilities management services, system maintenance contracts, and specialist service providers

  • Manage contractor performance, KPIs, and SLAs to ensure high‑quality, cost‑effective service delivery 

Requirements:

  • Master’s degree or above in Building Services Engineering, Electrical Engineering, Mechanical Engineering, Fire Engineering, or other relevant disciplines

  • Minimum 10 years of relevant experience, with at least 6 years in a managerial role, preferably in facilities management, technical operations, or property management

  • Holder of PMP (Tier 1 / Tier 2) licence

  • Chartered Engineer (CEng) or equivalent professional qualification is preferred

  • Strong leadership, interpersonal, stakeholder management, and customer service skills

  • Proven ability to manage outsourced teams and operate effectively under pressure

  • Good command of both spoken and written English and Chinese

  • Work Location: Lok Ma Chau (Shuttle bus service & MTR concession scheme is available)

Associate Director, Client Development

Responsibilities:

Leadership & Team Development

  • Lead and operate a client development team to build a robust tenant base for the Park.

  • Develop and drive sales operation processes, coordinate and optimize team resources to maximize efficiency and effectiveness.

  • Set and achieve ambitious sales targets while overseeing the team’s sales pipeline to ensure timely follow-ups and conversions.

Strategy & Business Growth

  • Develop and execute territory-specific promotion strategies to acquire new tenants from local, mainland, and overseas markets through direct engagement and channel partnerships.

  • Analyze market trends and competitor behaviors to identify growth opportunities and refine strategies.

  • Collaborate with cross-functional teams to design compelling, value-driven proposals for prospect tenants.

Client Engagement & Deal Execution

  • Source and identify sales leads,  build and nurture relationships with decision-makers of prospects, delivering tailored, value-based proposals to close deals.

  • Drive direct client development efforts using consultative selling techniques to address client needs and foster long-term partnerships.

  • Prepare and present regular reports on team performance, sales pipeline, and strategy effectiveness.

Requirements:

  • Bachelor’s degree in business administration, marketing, or related fields, master’s degree or MBA preferred.

  • Minimum 12 years’ experience in new customer acquisition, account development, and management with at least 5 years in a leadership role.

  • Proven record of acquiring new sales, able to consistently lead a team to meet or exceed sales targets.

  • Strong leadership and team management skills, with the ability to motivate and develop high-performing teams. Proficient in negotiation, consultative selling, and territory planning skills.

  • Fluent in spoken and written English and Chinese (including Putonghua).

  • A good team player, initiative-taking, results-oriented, and adept at problem-solving, with outstanding communication and interpersonal abilities.

  • Experience selling to I&T enterprises belongs to the six industry pillars i.e., Life Science, AI, New Energy, New Materials, Robotics, and Micro-electronics preferred.

  • Candidates with less experience may be considered for a Senior Manager position.

  • Frequent Travel or Permanent Work in Lok Ma Chau Office is required (Shuttle bus service & MTR concession scheme is available)

Intern, Project Development

Responsibilities:

  • Assist in the research and analysis of the HSITP construction blueprints and development outlines

  • Support professional teams within the Project Development Division on daily operations and technical tasks

  • Support the development and documentation of optimized processes and templates

  • Prepare reports, dashboards, and presentations for stakeholders 

  • Collaborate with project managers and cross-functional teams to gather feedback

Requirements:

  • Undergraduate in Engineering or Building Services, Project Management or related disciplines

  • Internship or previous working experience in any Engineering role is a plus

  • Proficiency in both written and spoken English and Chinese (Putonghua or Cantonese)

  • Proficiency in MS Office

  • Detail-minded and well-organized, Energetic, flexible and good problem-solving ability

  • Work Location: Lok Ma Chau Office (Shuttle bus service & MTR concession scheme is available)

  • Internship period: June – September 2026 (tentative 12 weeks)
