Shun Tak Property Management Limited is a wholly – owned subsidiary of the Shun Tak Group currently managing a portfolio of residential, commercial and industrial properties in Hong Kong and Macau. It is also the first Hong Kong property management company accredited with the ISO 9001:2000 certification in Macau. We are now inviting applications for the following position:
Assistant General Manager, Project and Technical Services (STPML 1882)
Objective Summary
To meet the growing demands and professional standards of the property management service.
Key Responsibilities:
Oversee strategic maintenance planning, energy-saving initiatives, and continuous improvement projects for the property portfolio in Hong Kong, Macau, and PRC
Lead and manage a team of Assistant/Technical Managers and site technical staff to ensure high service standards and full compliance with all statutory requirements and relevant regulations.
Monitor and evaluate outsourced services and works; review contract documents and quotations, and provide analysis and recommendations to ensure quality and cost-effectiveness.
Review and manage the annual maintenance budget for all properties, ensuring effective budgetary control and resource allocation.
Identify and assess potential technical risks and issues; develop and implement improvement plans to mitigate risks and resolve operational or system-related problems.
Benchmark market practices and emerging technologies to enhance building performance, operational efficiency, and sustainability.
Conduct regular safety monitoring and reviews to uphold workplace safety standards and ensure compliance with safety regulations and internal policies.
Collaborate with internal departments, including Leasing, Property Sales, Group Office Administration, and Project & Development teams, to support integrated technical solutions and project alignment.
Recommend and implement long-term plans for building facilities enhancement and energy efficiency improvements.
Perform any other ad-hoc tasks or projects as assigned by management.
Requirements:
Degree holder in Building Services, Building Studies or relevant discipline;
Member of related Professional Institutes such as HKIE, RPE, CIBSE
Minimum 15 years' experience of solid experience in technical services provided to various types of properties;
Good command of both spoken and written English, Chinese and Mandarin;
Good leadership and interpersonal skills and be able to work under pressure;
Sound knowledge of service management principles including service level;
Willing to travel to PRC on ad hoc basis.
